Lodge 401 Niseko – Terms and Conditions

Lodge 401 Niseko Booking Cancellation Policy

The following Cancellation Policy applies to reservations made directly with Lodge 401 Niseko Annupuri. This policy excludes reservations made through 3rd party sites and affiliated Online Travel Agencies.

Cancellation terms:

Cancellation of a booking must be made in writing (email) and addressed to [email protected].

Reservations will remain current or standing until written acknowledgement is received from Lodge 401 Niseko Annupuri by the guest in reply to the cancellation request.

Refund Terms:

1. Reservation cancellation requests made more than 90 days prior to the check in date will be eligible for a 100% refund on any accommodation related funds paid to Lodge 401 Niseko Annupuri at the time of the reservation.

2. Reservation cancellation requests made less than 90 days and more than 60 days prior to the check in date will incur a loss of accommodation deposit or a fee equal to the value of 20% of the overall cost of the cancelled reservation.

3. Reservation cancellation requests made less than 59 days prior to the check in date or after the 30th of November 2021 will incur a fee equal to 100% of the remaining unpaid booking value.

4. Lodge 401 Niseko Annupuri will not be held liable for any expenses, costs or losses incurred as a result of any change or cancellation to a reservation.

5. Please note: Lodge 401 Niseko Annupuri accepts reservations on a first come first serve basis. Reservations will be sold to the first guest who confirms a reservation and pays the accommodation deposit/ accommodation balance within the allocated payment period.

Lodge 401 Niseko Annupuri Booking Terms and Conditions

A reservation is not confirmed until an official confirmation is issued by Lodge 401 Niseko Annupuri or the booking agent from which the booking was created.

Changes to the dates of stay, number of guests per room or number of rooms confirmed will be subject to current pricing which may be different than previously confirmed rates. Taxes and fees are subject to change based on dates of stay and local jurisdiction.

Payment Terms for Reservations made directly with Lodge 401 Niseko Annupuri

In order to secure a reservation at Lodge 401 Niseko Annupuri, a payment for either an Accommodation Deposit or an Accommodation Balance is required within the 3-day payment window after receiving the Lodge 401 Niseko Annupuri Payment Request Email or Notification.

Reservations made less than 59 days or less from the check in date require payment of 100% of the overall booking cost in order to secure the reservation.

Reservations made 60 days or more prior to the check in date require a 20% accommodation deposit to hold the reservation with the remaining 80% accommodation balance due 59 days prior to the check in date to secure the reservation.

Failure to settle accommodation balances within the payment period will result in the associated reservation being cancelled unless other arrangement are made.

Check In and Check Out Times

Lodge 401 Niseko Annupuri asks that all guests adhere to the following check in and check out times. Early check in or late check out requests need to be arranged via email or directly in house with Lodge 401 Niseko Annupuri staff.

Check in time: 15:00

Guests arriving in Annupuri may be able to check in prior to 15:00 if the reserved room/s are prepared. Guests who arrive in Annupuri early and who are unable to check in early are welcome to store luggage and make full use of lodge facilities whist waiting for the room to become available.

Check out time: 10:00

A late check out may be available and needs to be discussed with Lodge 401 Niseko Annupuri Management onsite. Guests with departures from Annupuri after the allocated 10:00am check out time are welcome to store luggage and make full use of lodge facilities whist waiting for their transfers.

Damage to accommodation, fixtures, fittings and security deposits

As a Lodge 401 Niseko Annupuri guest you accept responsibility for loss and damage to the accommodation, fittings, furniture and keys during your stay.

A valid Credit Card and Passport scan will be required from your representative at the time of check in as a security deposit. You authorize us to charge your credit card, charges or penalties associated with property damage, repairs, cleaning or replacements that occur during the time you occupy the accommodation.

 Lodge 401 Niseko Annupuri will not be responsible for loss of possessions, lift passes, rental equipment or miscellaneous belongings that occur during occupation of our Lodge.

Non-smoking Policy

Lodge 401 Niseko Annupuri enforces a Strict Non-Smoking Policy. A designated smoking area is available outside the building. Lodge staff will explain the location at the time of check in.

Guests who smoke within the Lodge 401 Niseko Annupuri building will be charged additional cleaning costs. This can include but is not limited to; cleaning costs relating to odor removal, repair and replacement due to cigarette burns, costs incurred in compensating later guests who are affected by the smell of smoking, costs incurred by the owner of the property for bookings that need to be relocated to a different property.

Lodge 401 Niseko Annupuri reserves the right to evict guests who smoke within the building without refund of any accommodation balance.

Misconduct Policy

If you or a members of your party behave in a way that causes or is likely to cause danger, upset or distress to a third party, or intentionally damages the accommodation, Lodge 401 Niseko Annupuri will be entitled to, without prior notice issued, curtail the stay and request that the person(s) concerned leave the accommodation immediately. No refunds will be issued by Lodge 401 Niseko Annupuri. No return travel arrangements will be put in place by Lodge 401 Niseko Annupuri. Under no circumstance will Lodge 401 Niseko Annupuri be held responsible or will cover any expenses or costs incurred by the guest as a result of such a curtailment.
